Jacksonville Housing Market Update: September 2026

Jacksonville’s September housing numbers tell a more nuanced story than a simple shift toward buyers or sellers.

The median sale price in Duval County increased compared with both August and September last year. Closed sales declined, and homes took longer to sell than they did in August. At the same time, available inventory remained below last year’s level.

For anyone considering buying or selling a home in Jacksonville, your strategy should reflect the competition in your specific neighborhood and price range.

Here is a closer look at September 2026 single family housing activity in Duval County.

Are Jacksonville Home Prices Going Up?

Duval County’s median sale price reached $343,999 in September, an increase of 4.2% compared with September 2025 and 3.6% compared with August 2026.

That is useful context, but it does not mean every Jacksonville home gained 4.2% in value.

The median is the middle sale price among the homes that closed during the reporting period. Changes in the mix of properties sold can move that number, even when an individual home’s value has changed very little.

If you are preparing to sell, the better question is: what have buyers recently paid for homes similar to yours?

A useful pricing analysis considers location, condition, size, lot characteristics and improvements, along with the properties buyers can choose from today.

Homes Took Longer to Sell Than in August

The median time on market was 29 days in September. That was 20.8% longer than in August, but 21.6% shorter than in September last year.

Both comparisons matter.

Looking only at August suggests a slower pace. Looking at the same month last year shows homes selling faster. Neither comparison guarantees how quickly a particular listing will attract an offer.

For sellers, this is a reason to establish realistic expectations and review market response regularly. Showing activity, buyer feedback and competing listings can help identify whether your pricing and presentation are connecting with buyers.

For buyers, countywide timing should not replace a review of the individual home. A new listing and a property that has been available for several months may call for different offer strategies.

Inventory Was Lower Than Last Year

Duval County had 3,267 active single family listings in September, down 14.3% from September 2025 and slightly below August.

New listings also declined compared with both periods.

This is why it would be misleading to describe September as a market where available homes were simply piling up. Closed and pending sales declined, but the number of active listings declined too.

Months of inventory reached 3.8, slightly higher than August despite the small decline in active listings. These measures can move in different directions because months of inventory also reflects the pace of sales.

For your own decision, focus on how many suitable homes are available within your search criteria or competing directly with your listing.

What September’s Numbers Mean for Sellers

A higher median price is encouraging context, but buyers still need a clear reason to choose your property.

Start with three priorities:

  1. Price against your actual competition. Review recent comparable sales alongside active and pending listings.

  2. Present the home clearly. Strong photography, accurate descriptions and accessible information about improvements help buyers evaluate its value.

  3. Respond to market feedback. Review showings and competing properties with your agent, and agree on when to reassess your approach.

Before investing in updates, review what to fix before listing your Jacksonville home. A preparation plan can help you prioritize maintenance and presentation based on your property’s condition and competition.

The September report also shows 97.4% of list price received and 13.1% of closed sales finishing above list price.

Those figures demonstrate that outcomes varied. They should not be treated as a guaranteed discount for buyers or a guaranteed result for sellers.

What September’s Numbers Mean for Buyers

Build your offer around the property, its condition and comparable sales.

Before deciding on terms, review the listing history and available alternatives. Discuss whether purchase price, closing cost assistance or timing matters most to your situation.

Property condition deserves attention before closing, too. Our Jacksonville home inspection checklist outlines questions to discuss with your inspector and areas that may require additional evaluation.

Keep the full cost of ownership in view. Obtain property specific insurance quotes, review association expenses where applicable and estimate taxes based on your anticipated purchase.

A home that fits your purchase budget should also fit comfortably into your monthly finances.

What About Jacksonville Beach?

These statistics cover Duval County single family residences. They are not a separate Jacksonville Beach market report.

If you are buying or selling in Jacksonville Beach, Atlantic Beach or Neptune Beach, use these numbers as background and request a closer analysis of comparable coastal properties.

Location, condition, proximity to the ocean and lot characteristics should be part of that review. A countywide median cannot establish the right price for a particular beach home.

Plan Your Next Move With Local Context

September’s report shows rising median prices alongside fewer sales and lower inventory than a year earlier. The practical question is how those conditions relate to the home you want to buy or sell.
